A remote MCP server (Streamable HTTP, read-only, no sign-in) for Claude, ChatGPT, Cursor and any other MCP client, listed in the official MCP Registry as app.mapledger/land-and-zoning. It gives the same answers as the maps, from the same rules.

land_at	What can I do with this property? For an address or point in Austin or Nashville: zoning in plain words, how many homes the lot can take, the ordinance or Specific Plan text, short-term rental rules, property tax and flood, with a map link and a printable brief link. For a supported Austin or Nashville lot, when the paid Lot File is on sale, it also says what the cited file adds and where to buy it.
find_land	Find land in Austin or Nashville that fits: a ready-made screen (three-home lots, apartments by right under Texas SB 840, rental bans in Specific Plans, dry industrial land) or a plain-English request. Returns counts, acres and the largest matches with a point for land_at.
search_businesses	Central Austin businesses by kind, with or without a website listed.

Answers are screening estimates with their sources, not zoning letters or legal advice. Austin lot sizes, ordinances and addresses are read from the City of Austin's public map services at the time of the call. What the server receives and counts is on the privacy page; the terms of use cover it too.

Search businesses

GET /api/v1/businesses?city=austin&q=coffee&website=missing&page=1

The response includes capture details, total matches, current page, and up to 100 records. Pages start at 1. Results come from the selected city’s published catalogue. Omit city to use Austin. The API covers austin, nashville, denver, chicago, washington-dc, los-angeles. See each catalogue’s counts, dates and boundary. MCP business search currently covers central Austin only.

Inspect a record

GET /api/v1/businesses/{id}?city=austin

Includes the full record, source references, source licenses, upstream observation dates, and the record completeness checks. Use the same city as the search that returned the record.

Coverage and capture history

GET /api/v1/coverage?city=austin

Returns the geographical bounding box, collection timestamp, source release, fingerprint, history, and available sectors.

Exports

GET /api/v1/businesses?city=austin&q=coffee&format=csv

Exports above the cap return 413 with instructions to narrow the search. CSV includes attribution, dates and scores, and guards spreadsheet formulas. Phone numbers are in international format (+1…) and coordinates are plain numbers; some spreadsheet apps drop a phone number’s leading + unless the column is imported as text.

Business data is cached at the edge for up to one hour. The business API has no self-service paid tier. The separately priced Lot File is a property report. Please reuse downloaded data instead of repeatedly fetching identical results.

Free-service limits and bulk use

Each search page returns up to 100 records. Each CSV export allows up to 5,000 matching records; each JSON export allows up to 1,000. These are per-request limits, not daily download allowances.

You may page through a filtered research result and export it within these limits. Do not automate whole-catalogue downloads across one or more cities, repeatedly mirror the catalogues, or overload the free service. Splitting a catalogue into pages or filters does not remove this restriction.

For full catalogues or recurring bulk delivery, use the source publisher’s downloads or contact us to discuss access. These limits govern access to MapLedger’s service. They do not replace the underlying data licenses. See the terms of use.

Read the data accurately

Missing fields are unknown, not a confirmed absence. Capture dates differ from source observation dates. No Google rankings are supplied. Record completeness measures available fields, not buyer intent or verified contact details. Missing fields earn no points. See coverage, score weights and attribution.

Compatibility note: sort=opportunity, the CSV column opportunity_score, and the record field audit.opportunity are deprecated aliases for completeness. Their names remain for existing clients, but their values now equal completeness. The former missing-website bonus is removed. Prefer sort=completeness, completeness_score and audit.completeness.
