Use it freely. It is a screening tool, not a ruling.

MapLedger, its website and its MCP server for AI assistants are published by Dark Vector Cognition LLC. You may read, share and use the maps, the free printable briefs and the MCP server at no cost, and you need no account.

Zoning, homes per lot, short-term rental, property tax and flood answers are screening estimates from public records on the dates shown. They are not a survey, a zoning verification letter, a flood determination, a tax bill or legal advice. Rules and records change: confirm with the relevant local authority or a qualified professional before you buy, build or rent. Business listings come from Overture Maps and its named sources and can be out of date.

The Lot File is a paid research file for one supported lot, at the price shown at checkout. Supported coverage is shown before purchase. It cites the public records behind each line and is still a screening file, not a zoning letter, survey or legal opinion. When an item needs a person, the file says so and is released within one business day. If a line in your file is wrong, write to us within 30 days and say which line: we refund the price and correct the file.

The site and the MCP server are provided as they are, without warranties, and to the extent the law allows, Dark Vector Cognition LLC is not liable for decisions or losses that follow from using them.

The $15 territory package

A territory package has a $15 USD base price, paid once, plus applicable tax. Checkout may offer a local-currency quote and shows the final total before payment. It includes one category in the stated central Austin boundary, up to 1,000 location records. The preview shows the exact count, capture date and field coverage before payment. Categories above the limit are unavailable; we do not silently cut the list. There is no subscription or automatic refresh.

Payment adds a fixed CSV package, a quality report with possible duplicate records, and source notices. Free search and export remain available. Contact fields are not verified leads, and a missing field does not show sales intent. Uncertain duplicate candidates remain in the file.

After payment confirmation, download the files from the private return page. Keep its link and your payment receipt. Anyone with that link can access the package. Downloads remain available for 400 days after payment. For a missing delivery, lost link or preparation error, contact hello@darkvectorcognition.ai with your receipt to request help, a correction or a refund. Underlying source accuracy and current business status are not guaranteed.

Free-service limits and bulk use

You may page through filtered business research results and export them. Each search page returns up to 100 records. Each CSV export allows up to 5,000 matching records; each JSON export allows up to 1,000. These are per-request limits, not daily download allowances.

Do not automate whole-catalogue downloads across one or more cities, repeatedly mirror the catalogues, or overload the free service. Splitting a catalogue into pages or filters does not remove this restriction. For full catalogues or recurring bulk delivery, use the source publisher’s downloads or contact us to discuss access. These limits govern access to MapLedger’s service. They do not replace the underlying data licenses. Source licenses and attribution are on the data coverage page.
