Zoning, homes per lot, short-term rental, property tax and flood answers are screening estimates from public records on the dates shown. They are not a survey, a zoning verification letter, a flood determination, a tax bill or legal advice. Rules and records change: confirm with the City of Austin, Metro Nashville or a qualified professional before you buy, build or rent. Business listings come from Overture Maps and its named sources and can be out of date.

Where a brief checked by a person is offered, it is a paid review of the same public records at the price shown at checkout. It is still a screening review, not a legal opinion or a zoning letter.

The site and the MCP server are provided as they are, without warranties, and to the extent the law allows, Dark Vector Cognition LLC is not liable for decisions or losses that follow from using them. Do not use the MCP server or the site to overload the service or to copy the data in bulk; the open datasets behind it are available from their publishers, listed on How the data works.
