What can you actually do with a piece of Los Angeles?

Zoning in plain words, how many homes the lot can take, whether you can home-share it, the tax on the lot, flood and fire risk, for any spot in the City. Built from the City's zoning maps, the County Assessor's roll, the City's rent stabilization list and the Municipal Code.

What this shows that the City map does not

A Home-Sharing answer from the lot's records. Los Angeles allows short-term rentals only as Home-Sharing in the host's own primary residence, so renting a home you do not live in is not allowed anywhere in the City. Click a spot and we read the County Assessor's roll and the City's rent stabilization and affordable housing lists for that lot: a home that is not rent-stabilized or income-restricted, in a zone that permits homes, can be home-shared by a host who lives there. Known exclusions produce a no, with the record that decided it. If the required City records do not answer, permission is not established; the map and brief say so and explain how to retry.

How many homes, on this lot. We read the lot's size from the Assessor's parcel map and do the arithmetic for its zone (one home per 800 sq ft in R3, per 400 sq ft in R4 and most commercial zones), then add what state law allows on top: ADUs and JADUs on every home, and on 94,461 acres of single-family zoning, SB 9's two homes or a split into two lots.

Fire, named. 106,727 acres sit in a Very High Fire Hazard Severity Zone on the State's 2025 map or the City's. That changes the answer for ADUs on hillsides and for SB 9, which the City does not accept at all in the fire zone inside the Palisades fire perimeter.

The tax on this lot. Prop 13's 1% plus the voter-approved debt of the lot's own tax rate area (233 of them in the City, from 1.117% to 1.295%), on the Assessor's roll value, with or without the homeowners' exemption.
